Fatty eye or pea eye is simply the lower lid falling away from the conjunctiva as the tissue gradually loses its elasticity but the exposed conjunctiva should be a light pink since it is perfectly healthy and being pushed out against a tight lid.

My guinea pig got this back in 2017. It was Conjunctivitis. Same exact pink tissue just hanging by her eye. A visit to vet and they gave me eye medicine. It went away after a week and never came back.
